With a secured entrance and security cameras ensuring peace of mind, you’ll have no trouble stepping into your next vacation. A personal access code for the main lobby will be given ahead of check-in, along with your personal door code that will give you access throughout your stay. There are several elevators to help easily get up to your condo, along with ground floor garage parking as well as parking outside the building.

River Fly-In brings together a pair of neighboring 2-bedroom, 2-bathroom units in Merritt Island, combining into a single 4-bedroom, 4-bath setup with dual living spaces, two full kitchens, and private balconies overlooking the Banana River and the airport runway below. Whether you’re here with family, friends, or a work team, this layout gives everyone room to breathe while keeping the group together.
 
Living spaces
Each condo has its own living room with ample seating and a large TV – two separate spaces that let different parts of your group unwind on their own terms. 9-foot ceilings and room-darkening shades set a calm, comfortable tone throughout. Ceiling fans, air conditioning, and heating keep both units dialed in year-round, and each comes with its own dedicated workspace and fast Wi-Fi for anyone who needs to work during the trip.
 
Sleeping arrangements
Across both units, River Fly-In sleeps up to 10 guests – 4 queen beds split across the four bedrooms, plus 2 floor mattresses for additional guests. Bed linens, extra pillows and blankets, and towels are all provided. Pack ‘n play and high chair available for families traveling with young children.
 
Kitchen & dining
Two fully stocked kitchens mean no scrambling over counter space when cooking for a crowd. Each kitchen is equipped with a refrigerator, freezer, stove, oven, microwave, dishwasher, and a full set of cooking basics – pots, pans, oil, salt and pepper. You’ll also find a coffee maker, hot water kettle, toaster, blender, wine glasses, baking sheet, and dining table in each unit. Everything you need for a full group breakfast or a relaxed dinner in.
 
Bathrooms
Each condo has two full bathrooms – four total across the stay. All bathrooms include a bathtub, hair dryer, shampoo, body soap, cleaning products, and hot water. Towels and toilet paper are provided.
 
Laundry
Both units include their own in-unit washer and dryer, along with an iron and clothing storage – a genuine convenience for longer stays or anyone packing light.
 
Balconies & views
Step out onto either private balcony and you’re looking straight over the Banana River and the airport runway. Watch planes take off and land, catch the light shifting across the water at sunrise or sunset, and take in the natural surroundings of Merritt Island without going anywhere. Despite being next to an active runway, the building is exceptionally quiet – the structure includes a nine-inch concrete slab with PSI well above standard, so sound barely carries inside.
 
Building amenities
River Fly-In sits within a 30-acre waterfront property with a full spread of building amenities. The pool features underwater and outdoor speakers, and the hot tub, sauna, and fire pit give you plenty of ways to unwind after a day out. A waterfall feature and protected wetlands preserve run through the property grounds. The clubhouse includes a theater with an 86-inch TV, surround sound, and heated seating. The indoor gym overlooks the pool and the surrounding nature. A spa is available by appointment. The building has secured entry, outdoor security cameras, and two EV charging stations on premises.
 
Parking
Two private parking spots are included with the booking, with additional overflow parking available on-site.
