Stephen’s place is an easy, short walk to the beach. The beach in this area is clean & relaxing. There was a beach umbrella, chairs and a cart to take items to the beach. We used the bicycles to take rides alongside Atlantic & Orlando Ave. Place is easy to find and a short drive to many restaurants and other area activities. Place is clean with all you need for a pleasant stay.

We did not want to leave! This was our first time ever in the Cocoa Beach Area and only our second time in Florida. Last year we went to an island but the island wasn’t ready for visitors this year due to being hit by 2 hurricanes. My children insisted that we go somewhere else in Florida as we live in New York and it was still snowing when we left. After days and days of research we found Beachside VR and found this property. I’m also skeptical booking places where no one else has been ( we rely on friends to use their past experiences to help us book our next vacation) We decided to give this a try we will definitely come back and trying to plan our trip for next April. 1. BEAUTIFUL if we didn’t have an 11, 14 year old who wanted to explore the area we could have stayed at the house the entire time. 2. The pool was a bonus we only used it for a few hours one day but the kids loved it. 3. The garage game room was a huge hit. when we would come back to the house our son spent his whole time in the game room. 4. There is a lot of things within walking distance. We walked to the beach one day and Ron Jon Surf shop all within 3 minutes of walking. I wouldn’t recommend walking with younger children as you have to cross 2 busy intersections but adults and older children can easily get everywhere by foot. 5. We walked to the Cocoa beach Pier it took 8 min on the beach and 15 minutes walking up Atlantic Ave. 6. We highly recommend Pier 62 (on the pier) and LaCatrina Mexican Restaurant (around the corner from the house) 7. Fat Donkey for ice cream was a great experience but a 10min car ride. It was extremely busy but worth the wait. They have both soft serve and hard serve ice cream. 8. Lighthouse Cove miniature golf was fun. 9. A 3min drive you can find tons of public beach parking for $5 an hour. 10. It was 1hr 15min drive to Disney Springs. We’ve never been to Disney and it definitely gave us the Disney Vibes. If you want a boardwalk vibe to shop at highly recommend. This was the only thing Cocoa Beach was lacking. We went arrived at 5:15pm and it was not busy. 11. We ended our trip with a sunset cruise through Dolphin Family Tours. We weren’t expecting to see Dolphins, Manatees, etc as we wanted to be out on the water during the sunset. This was amazing and only $45 per person. They only allow up to 6 people so it’s more like a private pontoon rental for half the cost. We saw 20-30 dolphin pods that swam right by our boat and 2 manatees. Negative- These are just a few things to consider but please do not let it hinder you from booking this property. 1. The queen bed was more like a double bed and very uncomfortable. 2. The “master bedroom” with the larger bed is on the side of the house with the kids bedroom and shares that bathroom. The queen size bedroom has the en-suite bathroom on the other side of the house. We thought it was the other way around. 3. The en-suite bathroom is very very small and the shower was small. We are tiny people and bumped our elbows a few times on the wall shampooing our hair. 4. If you have small children I would recommend the adults sleeping in the bedroom that leads to the pool. Yes there are sensors that beeps when the pool door opens but if you are in the master bedroom and possibly kitchen you wouldn’t get to your child in time. The pool doors are very secured and do lock but I would recommend a high latch as well. We had an incident many, many years ago where my son got into a pool so quickly with a locked door and pool alarm and door sensor that at age of 3 he could reach and unlock. So pools always make me nervous. If you are considering this property book it now, you will not be disappointed. We can’t decide if we liked the island or this better and we thought it didn’t get any better than the island we went to last year.

Excellent beautiful property! Super easy to get to. Near the cruise port. Will stay here again for our next cruise!

What a wonderful surprise—this was a perfect place to stay! We really appreciated the beach toys, and the skateboard was a fantastic touch. Hopefully, there will be a large surfboard available next time! My only suggestion would be to improve the air-conditioning noise. It was a little loud when cycling on, so it would be even better if the fan speed could be lowered. The room was extremely clean, and the host was very responsive. They quickly provided us with a new large pot, and the dishwasher was very convenient. We had a great stay!

We had the best time in Cocoa Beach at Stuarts cute, perfectly located, clean, and fully stocked place. We walked across the street to the beach everyday, hung out in the pool, even grilled and ate outside. 5 minites to all the local shops, restaurants, and live music. Highly recommend, we will be back for sure!!

The owner was very responsive to any and all communication and worked to make the stay a positive experience. The condo was spacious and in a great location. We enjoyed our stay there very much.

Amazing rental house! The pool and river backyard views were breathtaking! Would definitely stay here again. House was great and perfect for our two families on vacation.

Great place to stay. Across A1A from the beach which was really convenient. The pool at the location was also a nice addition. We will come back again.

We would recommend Stephen’s place to anyone visiting the area! Beautiful, clean, cozy apartment. Stephen and his team were very helpful and responsive. We couldn’t find the advertised trifold bed and within minutes his team reached back out and helped us locate a replacement and the following morning maintenance delivered a second brand new queen size air mattress for us. Great stay, great location, great value. We will definitely be back!

The price for the Location is a no brainer, the host are awesome also.. shoutout to holding my parking spot down 💪
